Essential Questions to Ask

1. Can I speak with the person/people who will be inputing and helping me during my listing? Yes. When you call BuySelf Realty, you are speaking to us in our Minneapolis area office, and we will be the people you call throughout your listing, a single point of contact. Other companies based out of state require you to pay first, and then they have someone else call you, who often isn't clear on exactly what that out-of-stater has promised you or what your concerns are.
   
   
2. Can I see the Minnesota listing agreement and specific information on your website about Minnesota? Yes. Our website tells you specifically what you get for Minnesota listings. Unfortunately, some other companies websites accept your payment for their "National" service, and then you find out what you do and don't get in Minnesota, such as "Oh, Realtor.com isn't included in Minnesota" Every metro area has its own MLS, different State and local laws, and market conditions. If the website doesn't have specific information about your area, you are at risk of "In Minnesota your phone number doesn't appear on the listing and a disclosure costs extra." Other companies don't even mention the specific name of the MLS in Minnesota. We tell you the name of the MLS system you will be listed in, so you can be sure.
   
   
3. If I want to cancel my order before my home is listed, how much will I be charged? There is no charge if you cancel before you list (as long as no supplies have been shipped to you). Some companies charge you a $50 administrative fee if you cancel after ordering but before listing. These same companies won't even let you see the listing agreement until you after you order. We let you see the listing agreement and all the information upfront so there are no surprises or hidden costs.
   
   
4. Can I cancel my listing at any time? Yes, all we need is written notice on an MLS form we provide. Some companies require you to send a registered letter to two different offices--what a hassle!
   
   
5. Can my home be in the MLS the next business day if I am in a hurry? Yes. You can be in MLS the next business days with our service, not the 3-7 days others offer while you wait for someone to call you back, mail documents, set up a meeting, or other unnecessary time wasters.
   
   
6. Can I list my home in one step that is available 24 hours per day 7 days a week? Yes. You can list your home in one step, order, receive an immediate email with the forms you need to complete. Fax them to the fax number provided, email your photos (where available) to the email address, and you are ready to go into MLS the next business day. Others make you order/call by phone and then wait to get a call back, wait 1-2 days to get you assigned and provide the paperwork, wait for your listing to be in MLS. With our service you can get it done quickly and easily.
   
   
7. Is the agent who will answer my questions licensed in Minnesota? Yes. Your support person is a licensed Minnesota Broker with 11 years of Minnesota real estate experience. Other companies offer brand new agents from Seattle whose experience consists of sitting at a desk all day in their faraway office. They don't know anything about Minnesota's stringent Truth In Housing rules or recently updated requirements on all home sellers which you will be held accountable for. Some other companies don't even know it is illegal for anyone without an Minnesota real estate license to give real estate advice for Minnesota transactions.
   
   
8. Does your service include the Minnesota-Specific Property Condition Disclosure? (and Federal Lead Paint Law Disclosure) Yes. Don't break the law and increase your chances of a lawsuit. Minnesota requires all sellers (with few exceptions) to complete a written disclosure form. Don't use a "generic" or non-Minnesota-Specific Disclosure, it won't help you comply with Minnesota Requirements. Most of our competitors don't provide these forms, and you could pay the price for breaking the law.
   
   
9. Is a "Showcased" Realtor.com Listing with extra pictures available? Yes. Others charge up to $200 extra for a Showcased Listing on Realtor.com, which is the #1 most popular real estate website. A Realtor.com Showcased listing may be included with our service and allows you to add an additional 5 photos and 2500 characters of custom text to the basic Realtor.com display. A showcased home generates far more traffic then a standard listing, many of these listings are viewed by more than 50 buyers per day. (additional charges may apply).
   
   
10. Can my MLS listing include SIX Photos? Yes. Others don't mention photos because they offer only one photo. We offer the main photo plus 5 additional photos which you can email to us (additional charges may apply). Additional photos draw more attention to a listing. One photo is worth much more than 1,000 words, and this helps you show off your home's best qualities.
    
    
11. Will you list my home on 107 Real Estate Websites? Yes. With our service your listing won't be on just one or two websites, it will be on 107 or more websites, including popular websites such as Realtor.com, Pioneer Press, Edina Realty*, Coldwell Banker*, Remax*, and Counselor Realty's* websites.
    
    
12. Does your service include a key lockbox at no extra charge? Yes (with package purchase). Key lockbox=Agent Friendly Listing=More showings=More Offers=Higher Sale Price: Essential to get the most number of showings. Many agents don't want to show your home if access is not through a lockbox. They want their buyer to be relaxed and take their time while viewing your property, and if you are there to let them in or out (even if you then leave), the buyer thinks they are imposing on your time and hurries through the house. Hurried buyers are much less likely to buy your home. We show you the security procedure for using that lockbox that the real estate industry has used successfully for years. Our competitors don't tell you how important the lockbox is when you are in MLS.
    
    
13. Does your service include Minnesota-Specific Purchase Agreements? Yes (with package purchase). When you find a buyer without an agent and need the forms to complete, this gives you the option of completing them yourself.
